Houses in multiple occupation need the same annual gas safety check as any rented home, but there are usually more appliances, more tenants to arrange access with, and more paperwork.
What HMO landlords need
- A gas safety check every 12 months covering every gas appliance and flue you provide
- A copy of the record for every tenant within 28 days, or before a new tenant moves in
- The record kept for 2 years
- Smoke alarms on every storey and a CO alarm in any room with a fixed combustion appliance other than a gas cooker
- Your local council may set extra licence conditions, so check your HMO licence
How we help HMOs
- One visit for the whole house, with access arranged with tenants
- A copy of the record for each tenant on request
- Extra appliances at £25 each
- Discounts if you have several HMOs on a landlord contract
- All your records and due dates in your landlord account
