Landlord gas safety certificate (CP12)
The annual gas safety check every landlord needs, for a fixed £95. Gas Safe engineers, certificate emailed after the visit.
Your gas safety certificate, done right and on time.
A landlord gas safety certificate, also called a CP12, LGSR or landlord gas safety record, is the document a Gas Safe registered engineer issues after a gas safety check of a rented property. It shows each gas appliance and flue has been tested and is safe to use.
If you rent out a home with gas, the law says you must have a gas safety check every 12 months and give your tenants a copy of the record. We do landlord gas safety certificates across South London, south-east London, Bromley, Bexley and north-west Kent for a fixed £95.
What’s included in a £95 gas safety certificate
- A full gas safety check of the boiler and the gas hob or cooker
- Flue flow and spillage tests, and a check of the flue route and termination
- Ventilation checks for each appliance
- Operating pressure or heat input recorded
- Safety devices checked for correct operation
- Gas pipework tightness test, and emergency control valve checks
- Smoke alarms and CO alarms tested where fitted
- Your landlord gas safety record emailed to you after the visit
Each extra gas appliance, such as a gas fire or a second boiler, is £25.
Gas safety certificate or boiler service?
They are different jobs. A gas safety certificate checks that appliances are safe. A boiler service cleans, adjusts and tests the boiler so it keeps working and stays in warranty. A boiler can pass a gas safety check and still break down next week if it has not been serviced.

Questions
What is a CP12?
CP12 was the name of the old CORGI form for a landlord gas safety record. The name stuck, so most people still call the certificate a CP12.
How long does a gas safety certificate last?
12 months from the date of the check. Book the next one up to 2 months early and the new certificate runs from the old expiry date.
How long does the check take?
Usually 30 to 60 minutes for a typical flat or house with a boiler and hob. Add a boiler service and allow 1 to 2 hours.
What if an appliance fails?
We explain the fault, make it safe and give you a fixed price for the repair. See what happens if a gas safety check fails.
Do I need to be there?
No. Most landlords are not. We arrange access with your tenant or agent, or collect keys by arrangement.
