Gas safety check

What happens on a gas safety check, how long it takes, and how to get ready. From £95 for landlords and homeowners.

Checked. Tested. Certified.

A gas safety check is a safety inspection of the gas appliances, flues and pipework in a property. For landlords it is a legal requirement every 12 months. For homeowners it is the simplest way to know the gas in your home is safe.

What happens on a gas safety check

  1. Meter and controls. The engineer finds the emergency control valve, checks it works and is labelled, and checks the meter.
  2. Tightness test. The gas pipework is tested to make sure there are no leaks anywhere in the installation.
  3. Each appliance. Every boiler, hob, cooker and gas fire is checked for safe operation, with the operating pressure or heat input recorded.
  4. Flues and ventilation. Flue flow and spillage tests are done where needed, and the flue termination and ventilation are checked.
  5. Safety devices. Flame failure and other safety devices are checked for correct operation.
  6. Alarms. Smoke alarms and carbon monoxide alarms are tested where fitted.
  7. The record. Results go onto your landlord gas safety record, with any defects and the action taken.

Getting ready for your gas safety check

  • Make sure the engineer can reach the boiler, gas meter and every gas appliance
  • Have the boiler on and the gas supply on
  • Clear the cupboard around the boiler and meter
  • Tell us about any appliance the tenant owns, so it can be recorded
Landlords: book up to 2 months before your current certificate runs out and the new one still runs from the old expiry date. Set a free renewal reminder and we will tell you when.

Questions

Is a gas safety check the same as a gas safety certificate?

The gas safety check is the inspection. The certificate, or landlord gas safety record, is the paperwork the engineer gives you afterwards.

How much is a gas safety check?

£95 for a typical home with a boiler and hob, £25 for each extra appliance.

Can a tenant refuse a gas safety check?

Tenants should allow access, but you cannot force entry. Keep a record of every attempt you make. If access is refused after reasonable attempts, that record shows you took all reasonable steps.

Can I do my own gas safety check?

No. Only a Gas Safe registered engineer can carry out a gas safety check and issue the record.
