Questions and answers

Everything landlords and owners ask us about gas safety certificates.

Certificates

What is a landlord gas safety record?

The record a Gas Safe engineer gives you after a gas safety check of a rented property. It is also called a CP12, LGSR or gas safety certificate.

How much is a gas safety certificate?

£95, or £175 with a boiler service. Extra gas appliances are £25 each. Contracts for 2 or more properties start from £79 per certificate.

How long is a gas safety certificate valid?

12 months. Renew up to 2 months early and the new one runs from the old expiry date.

When will I get my certificate?

It is emailed to you after the visit, and saved in your landlord account.

Do I get a paper copy?

We send a PDF you can print or forward to your tenants. Digital copies are fine to give tenants as long as they can access them.

Landlords and tenants

Do I have to give my tenants a copy?

Yes. Existing tenants within 28 days of the check, and new tenants before they move in.

Who arranges access?

We do. Give us your tenant’s name and number when you book and we contact them.

What if my tenant is not in?

We call before we arrive. If we cannot get in, we tell you straight away and rebook. Keep a note of each attempt for your records.

Is the landlord responsible for the tenant’s own cooker?

No, only for the appliances and flues you provide and the pipework. We still check tenant-owned appliances visually and record them.

Servicing and strip-downs

Does a gas safety certificate include a boiler service?

No. Book the combined visit for £175 if you want both.

What is a strip-down service?

A deep service where the burner is removed and the heat exchanger cleaned. £175, or £260 with a certificate. Read more.

Which boilers do you work on?

All the main makes, including Vaillant, Worcester Bosch, Baxi, Glow-worm, Ideal, Viessmann, Potterton and Intergas.
